Why are we telling you this?

We’ll, on March 20th the Fitness for Human Habitation Act will come in to force and all properties in England must comply.

The Act applies to social and private rented properties and aims to ensure that all properties meet a set of living standards. It is clear that it is the responsibility of the landlord to make sure that their property meets these standards at the beginning of any tenancy.

Things like ensuring there are no dangers or hazards within the property are quite standard in the lettings sector and most landlords take their responsibility very seriously and have a sizeable checking process to ensure their properties are suitable for human habitation.

Where a landlord fails to comply with the Act, the tenant will be within their rights to take legal action for breach of contract. The landlord may be responsible for paying compensation to the tenant should they be found to have not complied with the Act.

What can we do?

If you already engage with us in a Full Property Management capacity, we’ll take care of everything. We will inspect the property thoroughly at regular intervals to ensure that it conforms to the standards laid out by the Act.

Inspecting at the beginning, during and at the end of the tenancy will ensure that everything is recorded and if there are any improvements or repairs to be made we will notify you in good time.
