Get in touch with us to arrange a viewing and we’ll be able to let you know everything about the property – when it will be vacant, how much deposit you’ll need, how and when to pay the rent… but you need to make sure it’s right for you first. We can also help you make sure it’s within your budget.

We ask for a holding deposit, which is the equivalent of one week’s rent. Once paid, we will process your references.

The landlord will ask for a deposit payment, which is the equivalent of 5 weeks rent.

By law, we have to register your deposit with an approved government-backed Tenancy Deposit Scheme. The scheme we use is the Deposit Protection Service (DPS). Your deposit is returned to you at the end of your tenancy, once all the checks have been made and the landlord is happy that the property is in a good state. This usually takes between 5 and 28 working days, depending on the condition of the property.

All our properties have a move in date which follows any maintenance work after the previous tenant, and providing you have passed all the referencing. We would normally expect you to move in within three weeks of the property’s available date.

These are nothing to worry about and are to make sure you have the income to cover the rent and bills. We will need your employer and income details (or just income if you’re self-employed) as well as your previous address and some bank details. We use an external referencing agency for this, and the checks include

  • Full credit check
  • Money laundering check
  • Identity theft check
  • Work permit/right to work in the UK check
  • Employment history for the last year
  • Accommodation history for the last year
  • Employment/self-employment reference check
  • Landlord’s reference

We’ll know within 48 -72 hours if you’ve passed or failed the checks. If you fail, you may still be able to move in but it will be subject to the landlord’s discretion. Each situation is different and we can advise in more details if necessary.

This is a contract between you and the landlord that we draw up. It sets out the rules of your tenancy as well as the legal terms and conditions. We can go through this with you.

Each property has different terms, usually a minimum of 6 or 12 months to start with, and it can be renewed or terminated after the initial period. If you decide you want to leave before your minimum term, you will incur costs. But we can go through this with you in more detail.

If we manage the property, you will have regular inspections to make sure the property is being looked after and well maintained, and to check for any maintenance issues. If the landlord is managing the property, they will let you know when to expect an inspection.
This depends on who’s managing the property, us or your landlord. Either way, if it is something that is part of the flat, including items on the inventory, let the appropriate party know and it will be taken care of.

This can depend on several factors, the most important being what’s in your tenancy agreement and what your landlord says. We would never advise decorating without permission as this could be in breach of your contract.

When you want to end your tenancy, you will need to serve notice as per your tenancy agreement, in writing to either to us or your landlord, and within the timeframe specified.
If your rent is going to be more than three days late, let us know as you will start to incur fees. We would always recommend contacting us as soon as you are aware of a rent issue, rather than us chasing you for payment and falling further behind.

If you have any problems with maintenance matters in your property and we manage it, please use the form below to tell us about it so we can look in to it and sort it out. If your landlord manages your property, you will need to contact them directly.

Here’s a rundown of the payments you may incur before and during your tenancy. If there’s anything you’re unsure about, please ask us.

Before the tenancy starts

Holding deposit, equivalent to 1 weeks’ rent, payable to TW Lettings Ltd.

This may be held if you fail the referencing or do not disclose information that is required for you to pass our reference procedure. Full details will be supplied before you pay the deposit.

During your tenancy

If you request change to your tenancy, such as someone moving in with you (and subject to the landlord’s consent), this will be liable to a charge of £50 or reasonable costs if higher.

Rent more than three days late is charged interest at 3% above the Bank of England’s base rate.

Replacement keys or security devices will incur a charge, along with any reasonable charge for agent or landlord’s time to arrange replacements.

Unpaid rent or early termination of your tenancy, subject to your landlord’s approval, will be capped at the cost of the remaining rent for the fixed term of your contract.
